What is a measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a certified appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage of the house and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Property taxes

Property tax records frequently reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more square footage than you own! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling your home

A home floorplan service can ensure that you're paid fair market value for your property. Living space is one of the most important elements potential buyers examine when purchasing a home — but since these values are often approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service executed by an appraiser (after any updating that might have affected square footage).

Material for agents

To make sure that your client's home sells at a price that properly reflects true market value, we recommend seeking a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attention to detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for attracting potential buyers since they can view the layout and details of the house before and after a tour.
